Down payment assistance comming to Ione
The first time home buyer program is comming again to Ione. Untill its approved and funded, the details are a little schetcy but from what we know from last year you could get assistance for up to half the purchase price of the house. so you could buy a $300,000 home and only have the payment on the first mortgage of $150,000! There will be income limits and debt ratios that you will have to qualify for. The program will be available in 3 or 4 months from now. I will keep you posted.
For the unincorporated areas like Camanche Village there is a similar first time homebuyer program available also but it is out of money. More funds should be available after the first of the year, I’ll keep an eye on this one also. This program gives you a silent 2nd mortgage (silent means no monthly payment) of up tpo 100,000 to use as downpayment funds.
Both are great programs if you can qualify for them. I did these last year and they were a lot of work but very worth wile for those getting a home they can afford.
If your interested the best thing to do is to get started with a lender to see if you are in the ball park to qualify for these programs and to have time to clear up any credit issues there may be. So you need a lender that understands the program and you need a Realtor that can guide you thru the proscess (at no cost to you!) and one thats savvy enough to negotiate you a great deal on your dream home.
